Specialist UK Mortgage Advisers & Brokers

UK mortgages and remortgages for expats and overseas buyers

Living abroad should not stop you buying, remortgaging or refinancing property in the UK. We are specialist mortgage advisers and brokers who work with lenders that understand expat income, residency and overseas structures.

  • Access to specialist expat lenders
  • Foreign currency income considered
  • Buy-to-let, residential and limited company

Expat mortgage services

Many high street lenders decline applications from overseas residents or restrict them to their least competitive products. We search the wider market, including specialist and private banks, to find lenders that fit your circumstances.

Expat purchase mortgages

Buy a home or investment property in the UK while living and working overseas, with income in sterling or a foreign currency.

Expat remortgages

Refinance your existing UK mortgage to a better rate, avoid moving onto your lender's standard variable rate, or release equity.

Buy-to-let for expats

Finance a rental property in your own name or switch your former home to a let-to-buy or buy-to-let arrangement.

Limited company and SPV lending

Portfolio and investment purchases through UK limited companies, with some lenders also considering offshore holding structures.

Foreign nationals

Options for non-British nationals living outside the UK who want to buy property in London and across the UK.

Prime and high value property

Larger and more complex loans for prime London and high value homes, arranged through specialist and private bank lenders.

Helping expats wherever they live

We regularly help British expats and international buyers based in the Gulf, Asia, Africa, North America and beyond who find standard UK lending criteria difficult to meet.

Why use a specialist expat mortgage broker?

Expat lending is a niche. Criteria change often and differ between lenders on residency, country, currency, employment type and minimum income. A specialist broker saves you time and declined applications.

We know the lenders

We work with lenders that actively accept non-resident applicants, so your case goes to the right place first time.

Complex income understood

Tax-free salaries, allowances, bonuses, contract work and self-employment abroad are all things we deal with every day.

Handled remotely

Everything is arranged by phone, video call, WhatsApp and email, whichever time zone you are in.

How it works

A straightforward process from first conversation to completion.

Initial consultation

A free call to understand your plans, residency, income and the property.

Market research

We identify suitable lenders and explain the options, costs and trade-offs.

Decision in Principle

We obtain a Decision in Principle (DIP) from the lender, usually within 24 to 48 hours, so you know where you stand.

Application

We prepare and submit your application and manage the lender on your behalf.

Offer to completion

We liaise with solicitors and valuers until your mortgage completes.

Expat mortgage questions

Answers to the questions we are asked most often.

Can I get a UK mortgage if I live abroad?

Yes. Many UK lenders will lend to British expats and foreign nationals living overseas, but criteria vary widely. A specialist broker can match you to lenders that accept your country of residence, income currency and employment type.

Can I remortgage my UK property while living overseas?

Yes. Expats can remortgage to a better rate, release equity or move from a residential mortgage to buy-to-let. Your existing lender may not offer its best products to overseas residents, so comparing the wider market matters.

How much deposit does an expat need for a UK mortgage?

For expats and foreign nationals, lenders usually require a deposit of between 25% and 30% of the purchase price, depending on the lender, your residency, income and the type of property.

Is income paid in a foreign currency accepted?

Many specialist lenders accept income in currencies such as AED, SAR, BHD, QAR, USD, HKD and SGD, sometimes applying a small reduction to allow for exchange rate movement.

Can I buy through a limited company or SPV?

Yes. Buy-to-let purchases through a UK limited company (SPV) are common for expat investors, and some lenders also consider offshore holding structures.
